Below you will find examples of the remodeling work we have completed. If you scroll your mouse over the bottom right corner of each picture you will have the option of clicking and expanding the size of each picture.
The work completed between these before and after views include exterior painting and trim work, new vinyl double paned high efficiency windows, restoration of sandstone carved front porch and archway. Complete tear down with a brick by brick rebuild of the front steps, and new landscape design including shrubs and flowers.
Work visible in the before and after views here are exterior paint and trim, new windows, repair, cleaning and staining of dillapidated deck, replacement of rear glass sliding door. The new central air conditioning system installed is also visible with new landscaping included.
This view of the living room shows replacement of carpet, paint and trim work as well as ceramic tile flooring to stage the new cherry wood remote control fireplace. The center wall hosting the fireplace, being made of plaster and lathe typical from the 1920's, was torn out and reconstructed with dry wall so that wiring could be installed and hidden behind the wall for the new flat panel HD TV to be installed - conveniently hiding wires for easy setup of a home theatre system.
This view shows the extent of how far we will go to reconstruct walls as needed to create a beautiful but also functional and updated home to live in. In several cases throughout this house we tore down cracked and damaged plaster and lathe walls and replaced with wall studs and drywall. We always obtain the proper permits and follow the codes required in each city as well.
Creating very nice and updated kitchen's and bath's is a focus of our work. Somewhat visible in the before picture is the dropped ceiling which was not only hiding a damaged ceiling behind it, but also taking away from the possible height of the ceiling. The new drywall ceiling with new lighting fixtures looks much better and adds a feeling of roominess to the kitchen by increasing the ceiling height. A disfunctional wall was also removed to create a bar area adding more seating and entertaining space which also opens the kitchen up allowing a better flow for people and direct access to the living room. In the before picture you can see there was no access to the dinning room other than an small window for passing plates back and forth. Added were new upgraded cherry cabinets, stainless steel appliances, hand laid ceramic tile counters, ceramic tile flooring and paint and trim work..
The kitchen had vinyl flooring, no dishwasher and was a very disfunctional space in the house prior to updating it.
Here you can see the replacement of carpet, paint and trim, replacement of walkout sliding glass door with the the added feature of laying down a 2 foot wide ceramic tile inlay for a more functional and attractive place to enter and exit to the deck without ruining the carpet. Also, the wall removed between the kitchen and dining room where the seated bar area and entry way to kitchen is also visible, and of course a new hanging chandelier.
A lot of time and effort went into doing a major redesign of the bathroom. As you can see in before photo the tub toilet and sink were jammed together in one corner of the bathroom creating a very cramped and disfunctional space. After removing walls, re-routing major plumbing lines to accomodate a shower on the other side of the bathroom and removing another dropped ceiling, and doing extensive wall and celing repair - we had a beautifully updated and spacious bathroom. We added ceramic tile flooring, a new high end oval toilet, vanity, lighting, a new tub and shower visible in next photo, and paint and trim work.
We are always looking to potentially improve a floor plan by moving walls as necessary and the way this bathroom turned out is a prime example of how that works, unfortunately the pictures do not quite show the extent of the change.
Removal of 1970's wood paneling can make a huge difference - it was quite a bit more complicated in the stair well as you will see in the next photos - the paneling was nailed to the plaster walls and basically destroyed the walls upon removal requiring all new dry walls.
Here aside from the obvious the walls had to be stripped down and drywalled due to wood paneling destroying the plaster lathe walls underneath.
More removal of wood paneling and drywall reconstruction of walls.
Not a lot of work needed in the basement, paint, carpet, glass block installed, recessed lighting repair and biggest job not visible was animal smell removal.
New HVAC and hot water tank, painted floor with durable epoxy, painted walls, installed new utility sink.
Again the flooring is displayed, cement tiles torn out and removed, epoxy pain on the floor to clean and freshen up, new 25 circuit electrical box, painted walls, remodeled basement half bath.
These pictures show a house with severely damaged wood shingle siding that has peeling paint all over it - wood shingle siding should be stained, not painted as it ruins it. The house required all new vinyl siding. There are also new vinyl double pained high efficiency windows visible and new landscaping.
Removal of a useless, non-functioning, molded cement fireplace, it had to be broken apart in pieces with a sledge hammer. We reconstructed the plaster and lathe wall as needed with drywall and setup behind the wall wiring and a mount for a flat panel 42" TV and cherry wood remote control fireplace. Berber carpet adds warmth to the room, new high end ceiling fan, paint, trim and new 3 inch crown molding.
We removed a wall between the dining room and living room to open the whole area up for a more functional space including a sitting bar area. Refinished hardwood floors, new windows, crown molding, paint & trim.
The kitchen was stripped down to the plaster & lathe, a complete demolition. New drywall, added a doorway where there was a window to a walkout deck perfect for grilling and entertaining. Refinished hardwood floors, new cherry cabinetry, sink, dishwasher, plumbing, electrical, lighting, windows, stainless steel appliances, painting and trim.
